TerraTight Mexico guide

In much of Mexico, the azotea is where the rainy season is won or lost. Flat concrete roofs bake in the dry months, small cracks open, coatings peel, and then the first heavy storm of the season finds every weakness. Waterproofing before the rains start, typically in spring, is far cheaper than repairing damp ceilings afterwards. This guide explains how to prepare a flat roof and how to choose between the main types of waterproofing.
The familiar red or white roof coatings sold in buckets are the most common choice for bare concrete slabs. They form an opaque, flexible membrane, often reinforced with polyester mesh at cracks and joints, and are renewed every few years depending on the product.
Rolled asphalt membranes are used on slabs with more movement or where a heavier-duty system is needed. They require more skilled installation.
Where the surface is meant to be seen, such as tiled terraces, brick, cantera, stone or exposed concrete, an opaque coating would ruin the look. A clear sealant like TerraTight Transparent Waterproof Sealant soaks into grout lines and hairline cracks and cures into an invisible, flexible film.
If your slab has active leaks, large cracks or structural movement, have it inspected and repaired first, whichever product you choose.
Apply between 5°C and 40°C. In the warmest regions, work in the morning, and on porous surfaces an extra first coat improves adhesion.
Per coat, the 2 L size covers roughly 8 to 12 m² and the 15 L bucket roughly 60 to 90 m². With two coats, a 15 L bucket typically protects 30 to 45 m² of terrace or roof.
In central and western Mexico the rains usually begin in late spring, and storms often arrive in the afternoon. Aim to finish waterproofing in the dry weeks before, and if you are caught by early rains, apply in the morning after a dry night so each coat gets its 24 dry hours.
